What will Phase 2 bring?

Enabling works have started on phase 2, with main construction anticipated to commence before the end of the year.

This next phase will bring 210 homes, a mix of 165 market sale apartments and townhouses, as well as 45 affordable homes to rent, built to a high standard of sustainability with accessibility at its core.

Two public gardens will also be delivered, one of them with an inclusive play area, designed in consultation with London Legacy Youth Voice.

Further updates on the homes will be shared on this page later this year.

Planning has been granted for the last phases at EW+S

Plans for the latest chapter at EW+S have been approved by London Legacy Development Corporation.

Phases 4 and 5 (Sweetwater) will provide an additional 772 mixed-tenure homes to the neighbourhood, 271 of which are affordable homes. The plans will also create significant new community facilities, including a nursery, library, community facility and a health centre.

Designed with sustainability in mind, the homes will be built to Code for Sustainable Homes 4+ standard, with the non-residential buildings constructed to BREEAM Excellent standards. Enhanced landscaping will increase the amount of biodiversity in the area, whilst a network of “liveable streets” will help to develop and enhance the sense of neighbourhood.

And in keeping with earlier phases, the new homes will be provided in a wide range of tenures, including Shared Ownership, affordable rent and built to rent.

Planning has been granted for three more phases of EW+S!

Plans for three further phases at EW+S have been approved by London Legacy Development Corporation.

Phases 2, 3 and 7 (East Wick) will provide an additional 785 mixed-tenure homes to the neighbourhood, 231 of which are affordable homes. The plans will also create 802 sq m of new employment and retail spaces alongside more than 1,200 cycle spaces, encouraging sustainable methods of transport. More than four acres of new, multifunctional open space, including a green roof, doorstep play areas, a garden square and a range of outdoor play areas will also be created.

The new homes will be constructed to Code for Sustainable Homes level 4+, including smart energy metres and efficient water fixtures that will reduce water usage to 105 litres or less per person per day.

All non-residential buildings will be constructed to BREEAM Excellent standards, whilst the new green roofs and green spaces will increase the ecological value net gain across the site.

Timings for Phase 2 are still in the works but watch this space for further updates in the new year.

Having a chat with… Jade

Who better to tell you why they love living at East Wick + Sweetwater than from someone who recently joined the family?

We caught up with Jade to get her views on why she decided to buy at EW+S and why she thinks it’s such a great place to live.

What made you decide to buy at East Wick & Sweetwater?

I had spent the last few years travelling around the world with work but always used Hackney as my base whenever I spent time in London. Last year, realising I was going to be based more permanently in London, I decided I wanted to make a home in the capital so began searching in and around Hackney.

East Wick + Sweetwater immediately jumped out and after discovering the different tenures offered at the scheme, I contacted the Home team to book a viewing and was sold as soon as I had been given the full tour.. The Shared Ownership scheme is a fantastic help I honestly couldn’t believe I could buy my own home in Hackney, it’s a dream come true.

What did you like about your new home?

So many things drew me to my new home, but the modern finish is great; the fittings are really high-spec and the amount of storage I have is incredible this was definitely a huge selling point having accumulated so much stuff from my travels. I love the fact I have my own balcony and cannot wait to have friends over for drinks on sunny days and to enjoy the views over the beautiful communal gardens.

What is it about Hackney Wick that makes it so unique?

For me, the location is second to none, you have all the local amenities you could want on your doorstep from green spaces to bars and restaurants. The atmosphere is so fun and such a great place to socialise with friends. I think my favourite spot must be the canal, it’s the perfect combination of calm but with some lovely eateries and drinking spots to enjoy too – it’s an unbeatable place on a sunny evening.

Having a chat with… Dominie

Who better to tell you why they love living at East Wick & Sweetwater than from a resident who rents here?

We caught up with Dominie, who recently moved into her one-bedroom flat, to chat through her reasonings for choosing East Wick & Sweetwater for her new home, and what she loves about the area.

What made you decide to move and choose to rent at East Wick & Sweetwater?

I had lived in Shoreditch for three years in a flat share – I loved the whole experience but since working from home has become the norm for most, I decided I wanted to live on my own to ensure space for a desk and somewhere I felt I could really call home. I wasn’t originally looking at new builds, thinking they would be too expensive. However, when I found the flat at East Wick and Sweetwater, I couldn’t believe my luck. I booked a viewing straight away and was sold from the moment I saw it.

What is it that you love most about your new home?

The size of the flat is fantastic; I love the high-quality specification of the interiors and all the little touches like the fitted appliances, as it’s made moving in so much easier to have everything already in place. The balcony is such a treat I have never had any private outdoor space and am revelling in the evening sun. I can’t wait to enjoy sunny evenings out there this summer!

What do you like about the area?

I just love the surrounding area, it has so much to offer in my opinion you couldn’t live in a better place. I can step out of my door and find bars, restaurants, breakfast clubs and yoga studios all within a moments’ walk; it’s so exciting having so much on my doorstep the vibe is constantly buzzing. I also have access to plenty of green spaces, which is great as I love running.

Hackney is such a creative and buzzing area; I wouldn’t want to live anywhere else. Hopefully I will be able to buy in the future and I absolutely would purchase at the development.

EW+S Growth Fund

As per its original bid commitments to the London Legacy Development Corporation, we are proud to announce the launch of the East Wick + Sweetwater Growth Fund.

This is a place-based investment fund that will create positive social and economic growth by providing affordable investment and capacity building support to small businesses, social enterprises and charities. The fund will be delivered in partnership with local social enterprise Impact Alchemy CIC.

East Wick + Sweetwater has committed to provide £50k a year to support the Growth Fund over ten years. Co-investment of further funds will be sought to enhance the social and economic impact of the Growth Fund.

The Fund will:

  • Provide investment of between £2k and £25k to 15 enterprise, per year, including enterprises who have been operating for less than three years
  • Align with existing initiatives in East London including the Good Growth Hub and Hackney Bridge
  • Offer investment products that are compliant with Sharia Law to ensure that the Growth Fund is inclusive of all communities
  • Prioritise applications from EW+S commercial tenants, enterprises owned by EW+S residents and Makeshift tenants
    Where appropriate provide support or access to support to help you grow.

 

The Growth Fund actively encourages applications from small businesses and social enterprises run by groups or people that are underrepresented or from disadvantaged backgrounds.

More exciting news!

We’ve been shortlisted for three of the 2021 First Time Buyer Readers’ Awards for Best Large Development, Best Off-Plan Development and Best Use of Interactive Tools!

The First Time Buyer Readers’ Awards are some of the most acclaimed in the property industry and are a fantastic annual celebration of some of the many lengths that are gone to in order to help aspirational buyers on to the property ladder. A team of people are working in collaboration to bring this neighbourhood to life and, of course, the neighbourhood would be nothing without the people in it. So we’re championing community spirit and encouraging everyone who lives, works and visits here to get involved – we like to think of us all as one big family 🙂 

We also strongly believe that diversity enriches. Our location is diverse; surrounded by waterways, busy yet calm, individual but connected. Our community is made up of lots of different people too from all walks of life.

Work is well underway and we can’t wait to welcome you to the neighbourhood. East Wick + Sweetwater is located in the heart of East London right next to Hackney Wick and the River Lee. It will be a place for everyone to enjoy, with Here East, the London Stadium, the Copper Box Arena and everything else Queen Elizabeth Olympic Park has to offer all within walking distance. 

The first phase will see over 300 homes built alongside commercial spaces and new open space, and is part of a wider vision being brought to life by a team of architects including: Studio Egret West, A-Studio and Piercy & company, and landscape architects Fabrik London. 

They’re collaborating to create this new family-friendly neighbourhood, which will inspire the next generation to live and work in East London and experience a perfect balanced lifestyle. 

The vision is to build upon the Olympic legacy and creative vibe of next-door neighbours Hackney Wick and Fish Island, while creating something that has its own energy and identity. The neighbourhood will be a natural haven for creators and innovators, and everyone’s welcome!
